What the assessment covers
An assessor looks at the whole building rather than a single appliance - and produces a star rating with a practical picture of where the house stands:
- Heating and cooling systems - their age, efficiency and sizing
- Insulation levels in the ceiling, walls and floors
- Windows, draughts and how the house holds temperature
- Hot water, lighting and the big energy users on your bill
Why it's the smart first step
The report ranks upgrades by payback, so you spend where it counts. For plenty of homes the answer isn't the most expensive option - it's a right-sized reverse-cycle system paired with fixing the draughts that were throwing the old heating out the window.
It also matters for rebates: an assessment documents your home's starting point, which supports VEU rebate claims when you replace old gas heating - and from 2025 onward, an energy rating is increasingly part of how Victorian homes are valued at sale time.
